Coffee Lodge Granted Variance for Deck

03/17/11  Earlier this month members of the Plymouth Board of Zoning Appeals approved a variance of development standard for Plymouth Properties LLC, commonly known as The Coffee Lodge and Bakery.

Brain Montgomery appeared before the BZA seeking approval to build a wooden deck at the back of the business at 225 East Jefferson Street in a general commercial zone.  The variance would allow for the reduction of the rear yard setback from 20 feet to zero feet.

Montgomery’s intent is to offer open dinning on the deck that overlooks Founder’s Park.  He is hoping this will be an additional opportunity to increase revenue for the business.

The proposed deck is 10 feet wide and 50 feet long.   Brian explained to BZA members that they were granted a setback variance 6 years ago for construction of the original building.  The open-framed, elevated deck will utilize the existing back door to allow customers to grab a bit to eat and or drink and sit outside at tables with umbrellas.   Although it will be at the property line, the deck will set back from the streets right-of-way.

The adjoining property owners were notified of the request and did not show up at the public meeting nor submit letters in writing either for or against the variance request.

The Plymouth Board of Zoning Appeals unanimously approved the variance request.
